Use the same evidence basis across Real Estate companies
A sector comparison should begin with same-property income, occupancy, lease spreads, tenant quality, recurring capital expenditure, debt maturities, and coverage. The most important downside checks usually include refinancing, tenant concentration, asset obsolescence, capitalization rates, and external funding. Do not average unlike business models merely because they share a sector label.
Comparable evidence
Align fiscal periods, segment scope, currency, acquisitions, and reported-versus-adjusted treatment. For companies such as PLD, AMT, EQIX, O, identify where business mix prevents a direct ratio comparison and retain that limitation beside the result.
Sector-relative conclusion
